Michael Regina
Principal
Michael Regina is co-founder of Big Sky Enterprises, a leading commercial real estate development, financing and design-build firm founded in 2003. Their services include land acquisition, architecture and engineering management, approval process management, project financing and construction to provide their clients with single professional contact-point control.
With more than 20 years of industry experience and expertise, Michael strategizes, oversees and performs multiple mission critical initiatives for Big Sky. His areas of direct responsibility include project feasibility analysis, project management and business development.
In addition to his professional duties, Michael is committed to serving those in his community, steadfast in his belief that it is better to give than receive. He supports a variety of socially conscious organizations, currently sitting on the Development Committee for the YMCA of Burlington and Camden County and Governing Affairs Committee for Gloucester County Chamber of Commerce. Also a former Deacon and Youth Leader, Michael now serves with the Hospitality ministry and is the Coordinator for Harvest America at his church. He previously served as an Advisory Board Member for the Kingdom Chamber of Commerce - an organization he has been a part of since 2003 and the Executive Board of Directors for Berlin, New Jersey-based Women of Hope - an organization that assists those struggling with alcohol, drug and physical abuse.
Michael, a Medford, New Jersey native, currently resides in Haddonfield, New Jersey with his wife and three children. When not fostering personal and professional community development, he can be found at the athletic fields supporting his kids.

Ryan Regina
Principal
Ryan Regina is co-founder of Big Sky Enterprises, a leading commercial real estate development, financing and design-build firm founded in 2003. Their services include land acquisition, architecture and engineering management, approval process management, project financing and construction management to provide their clients with single professional contact-point control.
With more than 15 years of experience, Ryan brings well-honed knowledge, insight and intra-industry relationships to his executive leadership role. He manages and executes a broad array of key functions integral to Big Sky’s success, holding direct responsibility for client and project development, strategic planning and project management.
A staunch community advocate, Ryan currently serves as a board director for the South Jersey Chapter of the American Red Cross and for the Burlington County Chamber of Commerce. In the past Ryan has sat on numerous advisory boards for various non-profits, focusing on the needs and development of children and teenagers.
Ryan earned a Bachelor of Science degree in Business Management from West Chester University in Pennsylvania. He also studied construction management at East Carolina University in Greenville, NC. Ryan hails from Medford, New Jersey, and currently lives in Cherry Hill, New Jersey with his wife and two sons.

Jay Appleton, PE
Vice President of Development
As a member of the Big Sky leadership team, Jay is responsible for strategic and tactical elements of BSE projects including early conceptualization, formation and coordination of project teams, design oversight, construction operations, and final closeout.
A licensed Professional Engineer with more than 30 years of experience in design, construction, and project management, Jay is highly experienced in site development and building construction, with particular expertise in community engagement, and in the coordination and acquisition of land development entitlements. His project experience includes the construction of educational facilities, commercial buildings, churches, cultural institutions, and residential projects. He earned a B.S. in Civil Engineering from Thomas Edison State College.
Jay serves with several non-profit community organizations. He is Chairman of the Board of Moorestown Ecumenical Neighborhood Development (MEND), a local non-profit developer of affordable housing, and is a Vice-Chairman of the Board of Directors at The Enterprise Center, a Philadelphia organization that provides access to capital, business education, and economic development opportunities to high-potential minority entrepreneurs. A member of the Urban Land Institute, Jay is a co-chair of the Philadelphia District Council’s Urban Issues Council, and is also a member of the District Council Advisory Board. He is also a member of the Boards of Directors of the United Way of Camden County and Symphony in C. Active in his church in Moorestown, Jay participates in the music ministry, is host at the community coffeehouse - Grounds for Good, and is a leader of short-term mission teams.
During his free time, Jay can be found building furniture in his shop at his home in Mt. Laurel, or photographing the beauty of nature on hikes in the woods of Maine with his wife, Kathy.

Edward Willis
Managing Partner for Financial Services (Big Sky Financial Services)
Ed currently holds the position as Managing Partner for Financial Services at Big Sky Financial Services, LLC. His key roles within the company include financial feasibility assessments, project finance analyses, underwriting and project capitalization. Other responsibilities include relational consultation and capital stewardship programs and executive compensation analysis.
Ed brings over 35 years of financial experiences to Big Sky Financial Services including, President of a Sun Oil Company venture capital subsidiary, Manager of Project Finance at Sun Oil and President of the Carver Loan and Investment Company, a multi-office publically traded consumer finance company.
His most recent position was a member of the senior management team for Living Faith Ministries of Camden County NJ Inc (LFM) – a more than 9000-member 501c3 religious organization -- with several legal affiliates. For most of his employment, he was the CFO with responsibility for all finance functions including Financial and Managerial accounting, Capital Budgeting, Capital Acquisition, Cash management, Capital stewardship, Banking relationships and Legal. In addition, he oversaw all property acquisitions, project development, and construction including – three substantive building projects where he completed all of the financings.
In addition, he was Superintendent of Schools for a two campus, two facility K-12 private school (Living Faith Christian Academy), Superintendent of Christian Education at LFM and Superintendent of the Living Faith Bible Training Center, a separate legal affiliate at LFM where he created and taught 3 graduate level courses on Church Government, Church Administrative and Church Leadership.
As a member of the Boards of Director at LFM, Living Faith Christian Academy, Living Faith Bible Training Center, Athletes in Christ, and Entrepreneurs in Christ, he was a valued member of the leadership team and counselor to the founding Pastor during its growth from less than 200 members to its mega church status.
As an adjunct activity, he was appointed by the Pastor to counsel his son and daughter churches on an array of business, legal, finance, project development, and compensation issues, among others.
Ed has also been a consultant to developing countries, and has served as a consultant to the US State Department on Private Sector Development, Public Sector divestitures, and Capital Formation, principally in Africa. In addition to that he was an adjunct professor at several colleges and universities – including the University of Pennsylvania Wharton School (where he was a member of the task force which created the Wharton Entrepreneurial Center) -- for entrepreneurial, economics and accounting courses. He also was appointed to the US Department of Commerce’s Science and Technology Advisory Committee on Entrepreneurship and received several nominations and citations for Entrepreneur or small businessman of the year. His efforts or articles have appeared in several magazines, including Business week. He volunteers often, including currently serving on the Burlington County Economic Development Committee.
Ed, a native of Americus, Georgia currently resides in Burlington, NJ and is happily married to his wife of 42 years and has 4 beautiful children and 2 grandchildren. He has an MBA from Harvard University, in addition to numerous other degrees and business or finance certifications.

Scott Hartkopf
Director of Field Operations
Scott Hartkopf brings over 25 years of professional construction experience to Big Sky Enterprises. His background includes multiple entrepreneurial construction industry ventures as well as various construction management roles with commercial construction companies and with a national homebuilder. Scott’s legacy of quality, efficiency, problem solving strategies, and customer satisfaction directly benefit clients at BIG SKY, where he directs all construction activities in the field while assisting in design and project management endeavors. A firm believer in impacting today’s youth through involvement, Scott has coached youth football and actively participates with his daughter’s dance programs that often take him up and down the east coast. A long time resident of South Jersey, Scott graduated with a Bachelor of Science degree with a small business management specialty from Rowan University in Glassboro, New Jersey.

Sara Joy Knoedler
Administrative Assistant
Sara Joy Knoedler is the Administrative Assistant at Big Sky Enterprises and its subsidiary division Big Sky Financial Services, where she has a well-proven track record of efficiency, organizational expertise and cultivating customer satisfaction. Her diverse background and skills have allowed Sara to make a sustained impact on company operations and client relations. Her responsibilities include accounting and project management assistance among a variety of other internal functions. She also currently serves as a youth leader at her church where she strives to positively influence the next generation. Sara graduated with a Psychology degree from Liberty University in Virginia. She currently resides in Voorhees, New Jersey with her husband.
